If your building has technical building services requirements, or you’re planning a major services upgrade, specialist design management can help.
We specialise in managing building service design for significant building service projects, such as major plant replacements or complex services installations. Our other speciality is critical facilities where services are a big investment, and you can’t afford for things to go wrong.
“We’ve built a good rapport with Honoris as a project team. They’ve been fantastic with their communication … they also added value by identifying and highlighting project constraints, and systematically working through them, solving problems as they came up. And they added a bit of innovation, which we really value.”
Most construction projects appoint a project manager to manage design. They coordinate a design team of architects, structural engineers, services engineers, and civil engineers, along with specialists in other areas like fire and acoustics.
Traditional Project Managers may lack the necessary expertise to manage a complex building service led design. They may not know what info your services engineers need, what documentation is required, or how to manage risk before you build.
As experienced building services engineers, you can trust us to provide design management for complicated building services projects.
Your design process will be smoother and more cost effective because concepts don’t need to be changed to accommodate building services.
Enjoy peace of mind you’re managing risk, keeping people safe, and meeting your health and safety obligations.
Get an accurate understanding of floor space for rent revenue and make informed financial decisions from the start.
Choose more efficient building service solutions. This can mean substantial savings, as services are 30-40% of a building project costs.
Save energy, reducing your operating costs and carbon footprint.
“Honoris are very good at explaining complicated technical things without using technical jargon. Their reports are easy to read. Steve especially explains issues really clearly. He’s great at speaking with our clients”
As design managers, it’s our role to ensure the design team have all the info they need to integrate your designs effectively, deliver safe designs that mitigate risk for your contractors and building occupants, and produce robust, compliant documentation.
Our design management responsibilities include:
We make sure the design team understand their deliverables, address all issues that need to be addressed, and have all the info they need to progress the design.
We agree a programme for all deliverables with the designers at the outset of the project. We then track progress against this programme to ensure your timetable is achieved.
Each stage of design requires different documentation. We can review documentation to make sure it gives other designers the info they need or appoint external peer reviewers if a more formal approach is required (i.e., for Local Authority Consent).
Your designers are responsible for ensuring building services can be installed, maintained, and dismantled without putting people at risk. We work with the designers to compile and track the Safety in Design Risk Register to help manage these risks.
We do weekly updates, sharing progress made, risks identified, the actions for the next couple of weeks, and info required by the design team from other designers or from you.
Every design management project is unique, so we quote on a case-by-case basis. However, design management fees typically sit around 1.5 – 2.5% of the construction value of your project.
Building services are a major part of any build. Getting them right from the start makes your life a lot easier.
